How To Use The Calculator

Property Details

Start by entering the information on the property purchase, if you are looking at purchasing a property using cash only then you can set the mortgage amount to zero.

Income

Enter the monthly rent and the calculator will work out the annual income, which can be adjusted by increasing or decreasing the months occupied. You can see how any void periods would affect your income for the year.

Expenses

The mortgage repayment will be calculated for you based on the mortgage amount and rate entered in the property details section above. The repairs and maintenance costs, letting agent fees and landlord insurance are for the year so annual costs need to be used here.

Returns

From all of the information entered the calculator will work out the total income and subtract the total expenses giving you the total Net Income for the year and what this is as a Net Yield percentage. Finally it works out your return on investment (ROI) based on the cash deposit you invested.
